Checking for towers and power lines before you buy a house
What the public records will and will not tell you about infrastructure near a property, in what order to check, and which concerns are worth acting on.

Buying property is one of the few times most people go looking for infrastructure data, and it is a reasonable thing to check. This is what is actually available, in a sensible order, with an honest account of what each source can tell you.
Start with what you can see
Before any database, visit at different times of day and look up. Towers, pylons and substations are large and hard to miss once you are looking for them. Satellite imagery in any mapping app will show you transmission line corridors clearly — they appear as long straight cleared strips through vegetation, which is the easiest infrastructure signature to spot from above.
Most of what matters is visible. The databases are for the things that are not, and for understanding what you have seen.
Registered antenna structures
This site covers the FCC’s register of antenna structures. Search the town, look at the map coordinates on any structure page, and you will see everything registered nearby.
What it tells you: the location, height, structure type, construction date and registered owner of every structure requiring registration.
What it does not tell you: anything below the registration threshold — generally structures under 200 feet away from an airport. Small cells, rooftop antennas and short masts will not appear. This guide covers the gap in detail.
It also does not tell you which carrier operates from a structure, because that information is not in the register.
One thing worth knowing: an existing registered structure is a known quantity. A vacant parcel zoned to permit one is not. If the concern is a tower going up after you move in, the planning department is the place to ask, not any federal database.
High-voltage transmission lines
Transmission corridors are visible from the air and usually obvious on the ground. For the formal record, the relevant sources are the utility’s own maps and state public utility commission filings, which vary by state.
Distribution lines — the ordinary poles along a street — are a different thing from transmission lines, and much more common. If you are trying to distinguish them: transmission lines run on large steel lattice towers or tall monopoles in a cleared corridor, carry three or six conductors on long insulator strings, and go between substations. Distribution runs on wooden poles along roads.
Substations
Substations are large, fenced, and appear clearly on satellite imagery. They are also easy to identify by their transformers — the large boxes with cooling fins.
The practical concerns are noise (transformers hum continuously, and this is the complaint that actually recurs) and appearance rather than anything more exotic.
What the research says about health, briefly
This comes up, so it is worth addressing directly rather than leaving it implied.
For radio-frequency emissions from antenna structures, the FCC sets exposure limits and requires compliance. At ground level near a typical tower, measured exposure is a small fraction of those limits — the antennas are aimed outward and downward at a distant service area, not at the ground beneath them. For power-frequency magnetic fields near transmission lines, the research literature is large and the mainstream scientific position is that no causal health effect has been established. There are epidemiological studies reporting weak statistical associations that have not been explained by an established mechanism, and that remains a live area of research.
We are a data site, not a health authority, and we would rather point you to the regulators than paraphrase them badly. What we can say is that the property market prices proximity to visible infrastructure regardless of the science, and that is a real financial consideration whatever you conclude about the physical risk.
The property value question
This is the concern most buyers actually have, whether or not they phrase it that way.
Proximity to visible infrastructure — pylons in particular — does affect resale in many markets. The effect is largest where the infrastructure is visible from the property, and diminishes quickly with distance and screening. It is a market perception effect, and it is real whether or not it is rational.
If you are relaxed about it personally, that is a reason to negotiate rather than a reason to ignore it, because your eventual buyer may not be.
A practical checklist
- Visit at different times. Look up, and listen — substation hum and tower obstruction lighting are both things you only notice on site.
- Check satellite imagery for transmission corridors and substations.
- Search this site for the town to see registered structures, and note the distance from the property.
- Ask the local planning department about pending applications and about how the surrounding parcels are zoned. This is the step that catches future construction, and it is the one people skip.
- Ask the utility about planned transmission projects if there is a corridor nearby.
- Check the carriers’ coverage maps at the address if mobile signal matters to you — that is a different question from where the towers are, and it is answered by a different tool.
